1. House area

When it comes to the house inspection stage, everyone must have received the contract and is clear about the area of the room they bought. So when inspecting the house, the first thing to do is to measure the area of the house to ensure that the actual area of the house is consistent with the area agreed upon by the developer in the contract or is within a reasonable error range (the actual area of some houses will be slightly larger, but generally not smaller). This is also the first step for everyone to ensure their own interests.

  • Tips: Use a measuring tape from a house inspector to measure on site, or use the distance measuring tool on your phone.

2. Check the water pipes

Since apartments in Thailand are delivered fully furnished with indoor pipes and wiring already laid, it is necessary to carefully check the water pipes and floor drains for water leakage. There are generally several things to pay attention to when checking water pipes: sinks in the kitchen and bathroom, water output of the bathroom flush toilet, floor drains in the balcony and bathroom, and shower head in the bathroom.

  • Wash sink: Insert the drain plug, fill the sink with water, unplug the drain plug and let the water flow down, use a dry paper towel to test the possible leaking area. If the paper towel is dry, there is no problem.
  • Floor drain: Put water in the place where there is a floor drain to see if the water can flow down normally
  • Shower head: Turn it on to see if the water output is large enough. Use the shower head to spray the bathroom partition door to see if the waterproof glue on the glass edge is adhered tightly enough.

3. Check the circuit

Check the overall strong and weak current systems of the house. Check whether each power socket is powered normally, check the lighting system in the room, whether the lights in each room can be illuminated normally, whether the air conditioner can be used normally and cooled normally (generally speaking, the air conditioner in the room is turned on at the beginning of the house inspection, so people in the room can feel whether the air conditioner is cooling), and whether the range hood, induction cooker, and bathroom exhaust fan can be powered on and off normally. In addition, high-end apartments generally have password door locks installed, but you cannot set the password without the key, but you can use the property's unified door card for inspection.

  • Is the socket powered: You can use the house inspector's electrical testing tool to check. If not, find a small electrical appliance (such as a mobile phone), connect the plug to the charging cable, and test each socket one by one to see if it can be charged normally.

4. Check doors and windows

This step is mainly to check the closure of doors and windows. It can be checked by opening, closing and shaking the doors and windows to determine whether the doors and windows are firm and within a reasonable closing error range. Whether the slides of windows and interior partitions can be dragged smoothly. If you have curtains, you can also pull them to make sure they are securely installed.

  • Tips: Push, pull, shake, open and close

5. Check the walls and floors

Most apartments are delivered with white walls, mainly to facilitate the owners to renovate and remodel themselves. When inspecting the house, you can take a look at the whole house to see if there are cracks on the walls and sides, and listen to whether there are any hollow sounds by knocking on the walls (if you entrust the house inspection to be done, you can remind the agent or broker to pay attention to the inspection). Regarding the floor, apartments are usually delivered with wooden floors, which will have been cleaned by the property management before the house inspection. You can walk around the house to see if there are any unusual noises and to see if there are any uneven spots on the floor.

  • Tips: Observe the whole, tap, and walk back and forth

6. Check the furniture

Apartments in Thailand are generally delivered fully furnished, which means they are equipped with cabinets. Some apartments also have wardrobes and TV cabinets directly embedded in the wall. This is also part of the delivery and requires careful inspection. You can check whether the fan blades of the furniture locker are installed firmly and whether they are installed flatly by opening and closing the door of the furniture locker. At the same time, you can also check the function of the locker so that you can have a better idea.

7. Check public facilities

In Thailand's apartment complexes, public facilities are a big highlight and a benefit that owners can enjoy for free. Therefore, you should also walk around the community to see whether the facilities described in the brochure are consistent with those when the house is delivered. While experiencing the feeling of living in advance, you can also see the quality of the entire community. To prevent the product from being different from the description.

Some people may ask: What tools do I need to bring to the house inspection site? NO NO NO! For Thai apartments, if it is from a regular developer, there will usually be sales staff and house inspectors accompanying you throughout the house inspection process. The house inspection tools are also ready-made, so there is no need to bring your own, which is a hassle. If there are any areas that need rectification and repair, be sure to raise them on the spot. The developer will rectify your problems within a time limit until you are satisfied. Don't be afraid of trouble. This is your right as an owner and it is also the responsibility of a formal developer.

Don’t be lazy and think it’s no big deal, sign the house inspection confirmation first, and you can repair it anytime if there is a problem in the future. Thai developers are still relatively conservative in their work. If there is a problem that needs to be dealt with, you need to give us feedback as soon as possible and they will solve it centrally. However, if you feel that there is no problem during the house inspection and sign the house inspection confirmation, they will assume that there is no problem with the house. If you need warranty service at that time, it will be more troublesome and you will have to make separate arrangements, which will waste time. Of course, a formal and powerful developer will definitely have a good after-sales maintenance management team. If any problems arise later, you can contact the property management office of the apartment at any time, and they will arrange for professional personnel to make an appointment for on-site repairs.
