Global Stock Market Fluctuates! Dubai Real Estate Becomes a Safe Haven, Tax-Free and Golden Visas Attracting Investment Surge from High-Net-Worth Taiwanese

Recently, global stock markets have taken a sharp downturn, affecting investor confidence. How should one reallocate their wealth? The estimated annual rent for a 4-bedroom villa ranges from NT$1.97 million to NT$2.33 million, with a potential rental yield of up to 9%, outperforming many global real estate markets.

Chen Fu-Yu pointed out that Dubai, as a major economic and financial center in the Middle East, attracts investors not only due to its real estate growth momentum but also because of its highly advantageous tax-free system and investment incentives. Currently, Dubai has a zero-tax policy, which means there is no income tax, capital gains tax, gift tax, inheritance tax, etc., for individual homebuyers, property sellers, renters, or those reselling off-plan properties. Additionally, property investments of AED 2 million (approximately NT$17.9 million) qualify for a 10-year golden visa, which allows for legal residency and the ability to bring three generations. Furthermore, foreigners can open bank accounts and apply for mortgages in Dubai, with loan-to-value ratios of up to 50-60%.
The developer of DAMAC Lagoons, DAMAC, is one of the largest developers in the UAE. In the past, it successfully created Dubai's first large-scale township project, "DAMAC Hills."
